Transit Hotel at Hong Kong International Airport (PTRE/TRANSITHOTEL/2026/001)

Background and Objectives

Hong Kong International Airport (“HKIA”) is a leading international aviation hub serving a substantial volume of transit passengers. In response to the strong demand for transit accommodation, the Airport Authority Hong Kong (“the Authority”) is planning for the development of a Transit Hotel located airside at the newly built Terminal 2 Concourse (“T2C”) of HKIA.

The Authority hereby invites interested operators to submit an Expression of Interest (“EOI”) for the fit-out and operation of the Transit Hotel. The Hotel aims to enhance passenger experience by providing quality transit resting facilities and services for passengers with extended dwell times.

Key Features and Development

The Authority is planning to commission the Transit Hotel in Q4 2027, with an approximate gross tenancy area of 5,000 sq.m., located at Level 8 Departures of the T2C.

The Transit Hotel is anticipated to comprise, subject to final design and the Authority’s approval, the following key components:

  • 91 guest rooms, ranging from 11 to 22 sq.m.
  • A swimming pool, together with associated showers and changing rooms, of approximately 600 sq.m.
  • Value‑added ancillary facilities and services, such as:
    • Food and beverage offerings,
    • Gym and fitness facilities,
    • Spa and wellness services, and
    • Business centre.

Interested operators are welcome to propose alternative and innovative uses of the tenancy area to further enhance passenger experience and generate additional revenue. The overall design, layout, and service offerings of the Transit Hotel shall be subject to the prior approval of the Authority.

Submission of Expression of Interest

Interested operators are invited to submit their EOI, no later than 4:00pm on 8 April 2026 (Hong Kong time) via email to transithotel@hkairport.com. The submission shall be provided on company letterhead, duly signed by an authorised signatory and affixed with the company chop, and shall include the following information:

  • Company name
  • Company background (not more than one A4 paper)
  • Existing hotel operation reference including but not limited to hotel size, location and facilities
  • Contact person, position, email address, and phone number
  • Indication of interest in bundling with lounge space of 800-1,600sq.m. near the Transit Hotel
  • Projected initial capital investment and cost recovery period

Note:

Neither this invitation nor any response/ document(s) received will constitute or form part of any contract with the Authority or constitute any representation or warranty on the part of the Authority. 

All costs and expenses incurred for or in connection with any response to this invitation, including the preparation and/or submission of the response, shall be entirely the sole responsibility of the operator without recourse to the Authority.
